What lands in your inbox
Real rows from the Oct. 12, 2026 Madison electrical digest, shown as a dated example (it does not update live). "Filed" is the permit application date in the city record. Every permit number links to the public record. Job cost and contact details appear only when the public record includes them.

How businesses use permit records
Each row is a public-record project signal, not an exclusive inbound request or a guaranteed job. Many permits already name a contractor. Typical uses:
- Suppliers and distributors: see which contractors are active on which projects.
- Complementary trades: spot projects that may need follow-on work, such as an addition or a new building.
- Contractors: follow local activity and see who is working where.

Exclusive territories
Without an exclusive territory, leads go to every subscriber, including your competitors. An exclusive territory makes you the only contractor in your trade in your city getting Morning Permits, once any current standard subscribers' 30-day notice ends. Priced by how many permits your city and trade see.
- Under 1,000 permits in the last 90 days
- Your city + trade digest, every weekday morning
- 3-month minimum, then month-to-month
- 1,000 to 4,000 permits in the last 90 days
- Your city + trade digest, every weekday morning
- 3-month minimum, then month-to-month
- Over 4,000 permits in the last 90 days
- Your city + trade digest, every weekday morning
- 3-month minimum, then month-to-month
What exclusive means
One contractor per trade per city. Without an exclusive territory, leads go to every subscriber, including your competitors. Exclusivity covers our digest only, not the public permits, which anyone can still look up.
Trades: Electrical (including solar, EV chargers and batteries), Plumbing, HVAC, Roofing & Exteriors (reroofs, siding, windows), Construction (new builds, additions, remodels, commercial alterations, foundation work such as drain tile or waterproofing, and demolition), Fence and Deck/Patio are separate trades. Jobs that are only reroofs, siding, windows, exterior doors or gutters stay with Roofing & Exteriors (window or door replacements with no other work stay out of Construction); commercial roof replacements also go to Roofing & Exteriors. Only open decks and patios go to Deck/Patio; roofed porch or patio additions (screen porches, enclosed porches, enclosed patios) stay in Construction. Rooftop solar goes to Electrical. Mixed jobs (for example, an addition that also gets a new roof) stay in Construction. Decks fall under Deck/Patio only. Trades you don't buy stay shared.
Buying and first refusal
We don't hold territories without payment. Before we sell an exclusive, current standard subscribers ($49/month or $490/year) on that city and trade get an email offer and 48 hours to buy it first. If more than one accepts, the first to pay gets it. If there are no current standard subscribers, there's no wait.
You can pay during those 48 hours. If a current subscriber claims the territory in that time, we refund you in full within 1 business day. If two payments for the same territory come in close together, the first payment to clear (by Stripe's payment time) gets it, and anyone else gets a full refund within 1 business day. We confirm your territory within 1 business day after payment, or after the 48 hours if they apply. If it was already taken, we refund you in full.
On a standard plan when an exclusive sells for your city and trade? We'll give you 30 days' notice before your feed for that city and trade stops. You can switch to another city or trade at no charge, or cancel and get a refund of any prepaid time you haven't used.
Term, renewal and billing
No free trial. Monthly plans have a 3-month minimum, then go month-to-month; cancel anytime after the minimum, and access lasts through the period you paid for. Annual plans are paid once for the year, which covers the 3-month minimum. Cancel an annual plan anytime and keep your exclusive through the end of the paid year. We don't refund unused time, except when the territory was already taken or under the stale-feed rule below. Price may change at renewal with 30 days' notice.
Failed payment: 7-day grace period with your feed and territory active. On day 8 the feed stops and the territory reopens, with 48-hour first refusal for standard subscribers.
If the feed goes stale
If your city's feed has no fresh rows for 2 business days because of a source problem, we add those days to your term (or a prorated credit on request). If it's still down after 14 days, you can pause or cancel and get a refund of unused time. Otherwise, the only refund is a full refund if the territory was already taken, including when a current subscriber claims it during the 48 hours.

Questions, answered
What is Morning Permits?
An email subscription for contractors, suppliers and local service businesses. Every weekday morning, Monday to Friday (except federal holidays), we send a short digest of new public building permits for your trade and city, collected from official public permit sources. Available record types vary by city.
How much does it cost?
$49/month for one city and one trade, or $490/year (save $98) on the annual plan.
When does my digest arrive?
Weekday mornings, Monday to Friday. In Madison, Chicago and Milwaukee, it arrives by 8:00 AM Central Time. In other cities, it usually arrives by 8:00 AM CT. Each digest covers permits published since your last one, so Monday's includes anything posted over the weekend. Your first digest arrives the morning of the next scheduled delivery day (if you sign up after 7:00 AM CT, the scheduled delivery day after that) and includes the most recent business day of permits, so you see real leads right away. We don't send on federal holidays; your next digest covers everything published since the last one. If no new permits match your city and trade, you'll get a short "No new permits today" email so you know the digest ran.
What if a city's permit source is down?
We check every city source each weekday. An outage means we verified that we couldn't collect from or access the official permit source (for example, it's offline, returning errors, or not updating because of a problem on the source's side). A check that works but finds no new permits for your city and trade is not an outage: you'll get the short "No new permits today" email instead. If a verified outage lasts 2 business days, we'll email you that day. When the source comes back, your next digest includes everything you missed. On the $49 and $490 plans, if a verified outage lasts 2 business days or more, we add those days back to your subscription. Exclusive territories follow the stale-feed rule in the Exclusive Territories section.
How do I cancel?
Cancel anytime by replying to any email, from your receipt email, or by writing to adam@morningpermits.com, and you won't be billed again. Monthly plans renew each month and annual plans renew each year until canceled. Access continues through the end of the period you paid for.
What's the refund policy?
If you're not satisfied, email us within 7 days of a charge for a full refund of that charge. Annual plans get a full refund within 30 days. If someone buys the exclusive territory for your city and trade, you can also cancel and get a refund of any prepaid time you haven't used.
Where does the data come from?
Public records. Morning Permits is a private summary of public records and is not affiliated with any city or government agency. Data may contain errors, so please verify details independently.
What do you do with my information?
We collect your name, email and billing details to deliver your subscription. If you use our contact form, we also collect your message and, if you choose to share them, your business or trade and your city. We use those only to answer your message and check whether we cover your area. We never sell your information. Payments are processed securely by our payment provider.

Leads and Exclusive Territories: Without an exclusive territory, leads go to every subscriber, including your competitors. An exclusive territory is one contractor per trade per city and covers our digest only; permits are public records, and anyone can still look them up at the city. No free trial.
